Terms & Conditions

These terms apply to all bookings at Stalla di Guzzano, a holiday rental and retreat centre run privately by Antonio and Joanna Nobile at Località Guzzano 40A, 55022 Bagni di Lucca (LU), Italy (CIN: CINIT046002C28CJ6YV54). By paying a deposit, you confirm that you have read and agree to these terms on behalf of everyone in your group.

Bookings through other websites

If you book Stalla di Guzzano through Airbnb, Booking.com or another booking website, the booking, payment and cancellation terms of that website apply to your booking and take priority over our own. Our house rules, guest registration, maximum number of guests and safety rules below still apply to everyone who stays.

How to book directly with us

1. Send us an enquiry with your dates and number of guests.
2. We confirm availability and the total price.
3. You pay a 30% deposit to secure your dates. We will send you the payment details.
4. We send you written confirmation of your booking.
5. The balance is due 8 weeks before arrival.
6. Before you arrive, we send you directions and arrival details.

Payment for direct bookings

• A deposit of 30% of the total price is due to confirm your booking.
• The remaining 70% is due 8 weeks before arrival. Bookings made less than 8 weeks before arrival must be paid in full at the time of booking.
• If the balance is not received on time, we may treat the booking as cancelled by you.
• Your booking is confirmed once we have received your deposit and sent you written confirmation.

Cancellations by you

• The deposit is non-refundable.
• If you cancel more than 8 weeks before arrival, you lose only your deposit.
• If you cancel within 8 weeks of arrival, the full price is payable and no refund is given. If we are able to re-let the dates, we will refund any amount we recover, less any costs.
• Please let us know in writing (email is fine) if you need to cancel.
• We strongly recommend that you take out travel insurance that covers cancellation.

Cancellations by us

In the unlikely event that we have to cancel your booking, we will refund everything you have paid in full. We are not responsible for other costs, such as flights or car hire, so we recommend travel insurance.

Arrival and departure

• Check-in is from 3pm on the day of arrival.
• Check-out is by 9am on the day of departure.
• Please let us know your expected arrival time. Earlier or later times may be possible by arrangement.

Guests and registration

• Stalla di Guzzano sleeps a maximum of 4 guests. Only the guests named in the booking may stay overnight.
• No one who is not a registered guest or customer may use the facilities or stay at the property, including the house, pool and grounds, without our written agreement in advance.
• Italian law requires every guest to show a valid passport or identity card on arrival. We register these details with the local police (Questura) as required by law.
• Any local tourist tax that applies is payable in addition to the rental price.

Retreats and group hire

Retreat leaders and companies hiring Stalla di Guzzano are responsible for their own guests, activities, programme and insurance, and for making sure their group follows these terms. The maximum number of overnight guests remains 4.

Looking after the house

• Please treat the house, garden and pool with care and leave them in a clean and tidy condition.
• Please tell us about any damage or breakages as soon as possible. You are responsible for the cost of any damage caused by your group beyond normal wear and tear.
• Smoking is not permitted inside the house.
• Pets, parties and events are only allowed with our written agreement in advance.
• Please respect our neighbours and keep noise to a minimum, especially in the evening.

Swimming pool and outdoor areas

• The pool is not supervised and is used entirely at your own risk.
• Children must be supervised by an adult at all times in and around the pool.
• No glass in or around the pool, and no diving.
• For safety, the pool gate must be closed every time you enter or leave the pool area.
• Please close the pool parasols when they are not in use, as they can be damaged or cause injury in the wind.
• Please remove inflatables and pool toys from the pool when they are not in use.
• The pool is usually open from late spring to early autumn, depending on the weather.

Problems and complaints

• If anything is not right during your stay, please contact us immediately by phone or WhatsApp on +39 392 018 8936, so we can fix it as quickly as possible.
• We are always happy to help, but we can only put things right if we know about them. Problems that are not reported during your stay may be much harder for us to resolve afterwards.
• If you are still unhappy after your stay, please email hello@guzzano.com within 14 days of departure and we will do our best to resolve it.

Our responsibility

We do our best to make sure everything is in good working order for your stay. We are not responsible for loss, damage or injury unless it is caused by our negligence, or for events outside our control, such as extreme weather, power or water cuts, or local works.

We handle your personal information as described in our Privacy Policy.

Law

These terms are governed by Italian law.
